Moisture Monitoring as a precaution for timber construction



Water is the biggest enemy of timber construction. In Germany, tap water damage occurs every 30 seconds with an average damage amount of € 20,000. Even worse is creeping damage caused by condensation, which can cause major damage unnoticed. With MONITORIX, SIHGA offers a simple and cost-effective system with which critical moisture developments in the timber construction can be detected at an early stage and damage can therefore be avoided.

Monitorix monitors the development of moisture at strategically important points such as flat roofs, building bases, wet rooms and heating circuit distributors. If pre-defined threshold values are exceeded, the system automatically alerts the persons stored (e.g. janitor, facility manager, building owner). Depending on the arrangement of the measuring sensors, the cause of the fault can be quickly localized and also assigned in terms of time.

A unique feature of the sensors is their ability to detect water in a gaseous state. Long before water appears in droplet form, the system sounds the alarm and countermeasures can be taken immediately. In this phase, the renovation costs are still a fraction of those normally incurred without moisture monitoring. Mold development and decomposition of wooden structures can thus be avoided.

The new Team7 Welt is one of the largest office buildings in timber construction in Austria and sets new standards in the field of ecological timber construction. Around 400 m² of the roof surface of the lighthouse project was equipped with Monitorix "GUARD" sensor strips. The roof construction with its greenery and terrace areas is thus permanently monitored for moisture. GUARD consists of a self-adhesive cellulose strip with a moisture sensor printed on it. This sensor indicates moisture even in a gaseous state. The maximum sensor length of a measuring circuit is 15 m.
